FAQs
What does ingoing costs mean?
The main ingoing costs of a tenancy are for fixtures and fittings. Fixtures and fittings may include tables, kitchen equipment etc. which are owned by the incumbent tenant, and at changeover of the tenancy you purchase them. Anything added throughout your tenancy or similarly, goods that you remove from the property, will change the value of the fixtures and fittings should you decide not to renew your tenancy at the end of your agreement. We recommend a professional valuation of the fixtures and fittings is carried out prior to handover. In addition to the costs of fixtures and fittings, any stock that is left at handover is valued and must be purchased from the outgoing tenant. We cannot provide an estimation for the costs of this, however, we do ask our tenants to run down stock levels where possible.
What is the bond payment?
There is a security bond of £5,000 payable at the point of tenancy offer. It acts as financial protection and is fully refundable with interest at the end of your tenancy provided the pub is in good order and all terms have been met.
What is insurance rent?
Insurance rent is the amount a tenant pays to cover the cost of building insurance. The brewery will arrange the insurance for the building with the cost passed on to the tenant. This ensures the property is protected against risks like fire, flood, or damage. It’s separate from regular rent and doesn’t cover the tenant’s own contents or business insurance—just the building itself. It is reviewable annually at policy renewal.
What does draught tie mean?
Our tenants are tied to the brewery for purchases of draught products only, we offer one of the most competitive tie rates in the industry. You are free to purchase wine, spirits, soft drinks and bottled beers elsewhere. You will be required to meet a minimum barrellage.
Do we make charges for cellar maintenance?
No, we do not charge our tenants for cellar maintenance.
